Rare 46,187 SF assemblage of four parcels on the north side of NW 36th Street in Allapattah, a quarter mile from the Earlington Heights Metrorail station and within the City's half-mile Transit-Oriented Development area. The site carries two transects: T6-8-O for the first 134 feet back from NW 36th Street, and T3-O for the remaining 139 feet through to NW 35th Street, the line that governs true buildable capacity, not the lot lines. Ownership commissioned Anillo Toledo Lopez to test capacity under three entitlement paths, each carried through schematic floor plates, cross sections and unit mix. As-of-right the site supports 75 units. Under the Live Local Act without rezoning, 70 units, since the Act does not reach T3 land. Rezone the rear parcels to T4 and apply the Act, and the site carries 140 to 150 units, or 160 to 170 with a below-grade level, nearly double the by-right count on land already inside a transit zone and a federal Opportunity Zone.
